Member Shares

The initial offering is consists of 25 shares. The first three shares will be offered for US $45,000, the next two shares offered at $50,000, and the final shares at $60,000.

Ownership and Construction Rights:

  • Owners have the right to build a structure on their designated area, selected on a first-come, first-served basis. The selection order is based on the order of investment.
  • A $10,000 additional fee applies for houses exceeding 1,500 square feet in interior space, houses with a second story, or houses with views of the volcanoes or water.
  • Owners may register their houses, but they do not own the land.

Sale and Transfer of Ownership:

  • Real estate flipping is prohibited. Houses may be sold only for the building costs, pro-rated for building cost inflation.
  • Owners may sell their investment share at 75% of the original purchase price. The additional 25% will be paid to Harmonia to cover legal transfer costs.
  • Ownership transfer requires the approval of ¾ of the membership. If an owner plans to leave the property to a family member in a will, this should be designated at the time of construction. The membership has the right to disqualify an inheritor and instead enforce the sale of the home based on building costs and ¾ of the initial investment fee.

Community and Business Use:

  • All owners have access to common areas without a scenic view for personal, business and educational projects.
  • Secondary business structures (e.g., garage, office, clinic) require membership approval, must not interfere with resident privacy, and may incur an impact fee of up to $5,000 as determined by the membership.

Rental and Guest Policies:

  • Owners may not rent out their homes for commercial accommodations, including AirBnB. Owners may permit others to live in their homes without rent.
  • Ownership benefits extend to two adults and children under 21. Additional household members or guests staying more than a month will pay a pro-rated annual impact fee to be determined by the membership, not exceeding $1,000 per year.
  • Partnerships of three or more individuals will pay a one-time investment fee of $5,000 per additional person.

Additional Structures and Community Contributions:

  • Owners may build additional structures for retreats, workshops, and events. If these accommodations are added to a community pool for workshops and classes, Harmonia will contribute $500 for furnishings (e.g., mattresses, linens, curtains) and waive secondary building fees and guest impact fees. The owner will have priority use of these accommodations.

To ensure the safety, health and progress of our community, all potential investors must submit an application and police report prior to sending funds to our escrow account.
